Coachella Commuter Station Plan, 2025, Riverside County Transportation Commission Metrolink, Coachella, California.

Provided conceptual site designs and transit station area best practices to a team of consultants for the first phase of constructing a new commuter station to link Coachella’s downtown to Riverside County and beyond.

San Manuel Tribal Nation’s Capital City, 2021, Consultant to Gafcon, Arrowhead Springs and Highland, California.

At the request of the tribal council, these images are diagrams of the big idea to build a capitol city to establish its government, education, and cultural center (and casino expansion) to retain and attract its increasingly wealthier citizens. It’s acquisition of its ancestorial homelands, Arrowhead Springs, enables the new capitol city campus, resort district, and luxury homes. Simple graphics conveyed this big idea to the tribe and emphasized their relationship to their historic connection to the land.

Town of Ramona Form-Base Code and Public Process, 2017, Project Manager (MBI), County of San Diego, California

Completed the final regulatory step in a decade long General Plan, Community Plan, and Zoning Ordinance Update, this Form-Based Code implements the downtown expected by the citizens of Ramona. Centered on a 3-mile stretch of State Highway, this Main Street has three-character zones, each with seven new zoning districts, which is a significant change from existing zoning designation format. Today, the village is experiencing new development of attached and townhouse units with affordable housing. Outreach achieved unanimous approval from the Board of Supervisors.

Village and Barrio Objective Design Standards, 2023, Project Manager (AVRP), Carlsbad, California

Managed the engagement, design, and content of new ODS with streamlined permit processing for SB 330 and beyond multi-family project applications. It’s based on architectural styles, which were vetted through a series of workshops, online surveys stakeholder committee meetings, and hearings for a unanimous council vote. Collaborated with Torti Gallas + Partners.
